How to Prepare for a Successful Open House

Open houses are one of the best ways to meet active buyers—many of whom may not have an agent yet. If you're looking to grow your business, now is the season. With more people out and exploring neighborhoods, it’s a perfect time to sharpen your open house game.


Whether you’re brand new or just haven’t done many (I’ve done less than a dozen myself), this weekly schedule will help you plan and host a strong open house from start to finish.


Weekly Open House Game Plan


Monday & Tuesday: Narrow Down Your Open House

  • Identify which listings are available for you to host. If you don’t have your own listing, ask your office. See a step by step guide - https://www.costtoclose.com/open-house-search
  • Remember: You can only host an open house for listings that belong to your brokerage.
  • Some offices have one broker for multiple locations—ask your broker if you’re unsure.
  • Tip: If you already have a listing, check with your seller to get approval for an open house, then enter it in the MLS by Wednesday or Thursday.


Wednesday: Prepare Your Flyer and Buyer Info Packet

  • Include property highlights, photos, price, and your contact info.
  • Add details buyers want to know:
    Shopping & commuter routes
    Local school information
    HOA or condo fees and what’s included
    Community amenities
    Property restrictions (fences, decks, expansions, etc.)
    Boundary lines—especially important if there’s no fence
    Irrigation systems


Thursday: Plan Your Sign Map

  • Signage is everything.
  • If you’re only placing 5 signs, it’s not enough—aim for 10–15 in high-traffic areas.
  • Include signs with the open house time and your business number.

Friday: Preview the Property (If Time Allows)

  • Walk the home like a buyer would. Note any areas that might raise questions.
  • Check lighting, cleanliness, and if anything needs light staging or tidying up.


Saturday: Print Everything

  • Make sure all flyers and information sheets are ready.
  • Double-check your signs, open house supplies, and any giveaways (optional).


Sunday: Host the Open House

  • Arrive at least 35 minutes early
  • Place all directional signs
  • Turn on lights, open blinds/curtains, and sweep if needed
  • Lock the front door until you're fully ready
  • Be ready to greet guests with a smile!


What Buyers Ask at Open Houses


Be ready to answer questions like:

  • What’s included in the HOA or condo fee?
  • Are there any parking restrictions?
  • Can I build a fence or deck?
  • How far does the property line go?
  • Is there an irrigation system?
  • What are the nearby schools, shops, and commute options?


Pro Tip: Feedback Matters


After the open house, always follow up with the listing agent to provide guest feedback and any interest shown.
